Burned.

One of my rental units burned to the ground last week.  Thank God no one was hurt.  But the clean up is taking all my time I should be spending on my projects.

Sorry to hear that Steve, even with insurance it's still a lot of work. Glad to hear no one was hurt, even so I'm sure that family lost a lot of personal items. Hope all works out for both of you.


If this forum can't fix it, it isn't broke.

Sorry to hear that.  Wish I was closer, but if you need any help feel free to PM me.  I deal with insurance companies a fair amount in my construction business.  I know how to speak their language and have often been able to get my customers more than the initial claim for a variety of reasons.  If you think they are low balling you on the claim I can share what I know.

That sucks. Glad no one was hurt, that would have been really bad. If you don't already have your rental properties in a LLC, you should for reasons just like this.

A neighbor's house burned to the ground 2 weekends ago. I drove past a few minutes after the fire started and there were flames coming out of the garage windows and the windows in the room above the garage. I called 911 and it took the fire department over 15 minutes to get there. If they had gotten there sooner, I think they might have been able to save the main part of the house, but when I went past it again later that night the roof was gone and only the outside 4 walls were still standing.  The owner has an early 70s plumb crazy Challenger and I assumed  that was in the garage and a goner too, but it wasn't there that day, luckily.

No insurance.  Impossible to insure a rental mobile home. But no one was hurt and it's paid for itself many times over.  Time for an upgrade.

Why is a tornado like a redneck divorce?
SOMEBODY is going to lose a mobile home.

I guess a fire qualifies, too.

Years ago my buddy was looking for an mobile home to put on some property for a hunting cabin. He found one a guy was selling for $3000. He made the him a $2500 offer. The guy said he was getting divorced, had to split the sale with his ex, and need $1500 to pay off his bills. My buddy said I'll give you $2500 cash, we'll write the sale up for $2000.  You get $1500 the ex gets $1000 and, I'll keep it clean, you get her I more time. Now that's how you negotiate to buy a trailer.

Got 80%of it cleaned up. Need to build a new well house because that one supplies water to the other residents.  Was able to save the well equipment but the filter system was melted.
